Following on from the success of its winter 2010 auctions, one of Galway city’s most progressive property groups is set to build on its momentum with its latest offerings in its spring 2011 auctions. Having had some excellent results last year on the auction floor, the city based firm, Property Partners Maxwell Heaslip & Leonard, hopes to have another packed room taking advantage of the quality and value on offer in its March auction tomorrow.
The spring auctions will see four completely different types of property go under the hammer in what director Fergal Leonard MIPAV promises to be an engaging event. “All the properties which we are promoting will offer a mix which will appeal to a range of buyers from across the spectrum,” he said. “The one thing that the properties have in common is that they are very attractively priced. Our vendors are all aware that if they want to sell in this turbulent market then the properties they are selling must be priced keenly. Our recent results show this is the case and as long as a property offers good value then it will sell.”
The first property to go under the hammer will be Kilkyla, Pollnarooma, in Salthill. Positioned immediately adjacent to Galway Golf Club and just a short walk from Salthill Promenade and Blackrock diving tower, it is hard to think of a more attractive location. Off the main road, with only local access and no through traffic, it is within a short stroll of local shops, restaurants, and watering holes. The city bus route is at the end of the road, and several schools are within easy reach. Kilkyla is in a perfect position in Pollnarooma, about 150 metres in off the main road (traffic noises are nil ) and over the back garden wall the gentle clink of golf balls from the seventh fairway are the only sounds disturbing the peace. Built in the early seventies, the property has approximately 2,300sq ft of spacious living area with good size reception rooms, and offers great potential as a luxurious family home.
Accommodation includes a large living room opening through double doors into a formal dining room, a TV room, large family kitchen with utility and wc, and a south facing conservatory. There are four generous size bedrooms and a bathroom. The gardens, front and rear, are mature and well tended, and a double drive provides off road parking for several cars.
“This is simply one of the best addresses in Galway,” said selling agent James Heaslip MIPAV. “If anyone has been holding out and waiting for a bargain in Salthill, then they need look no further. This property offers the opportunity to acquire a well laid out bungalow residence, at a very attractive price, and if you’re a golfer then you would be mad to miss it.”
This property is offered to the market with an AMV of €495,000. The solicitor with carriage of sale is John Glynn, P Hogan & Co solicitors, Dunlo Street, Ballinasloe.
The second offering to the market is located in Killanin in Rosscahill, between Oughterard and Moycullen. A detached dormer property, this large family residence will need some work in order to bring it to modern living standards. Comprising approximately 2,250sq ft, this spacious property offers the potential buyers a great opportunity to complete a family home to their own tastes and influences. Situated on a generous site of 0.7 acre, the house is set well back from the road in a secluded hollow and offers total privacy from passers by.
Selling agent Alan Maxwell MIAVI believes that this property represents excellent value. “This property offers buyers a chance to purchase a house which has had the guts of the hard work done to it,” he said. “All it needs now is for the final internal finishing to be done and someone will have a top class home in a great setting. There is no better value out there at the moment and we are expecting a lot of interest from both the first time buyer market and those who are considering upsizing.”
The living accommodation is made up of an entrance hall, living room, dining room, study, a kitchen/dining area, and utility room on the ground floor and five bedrooms (two en suite ) and a bathroom upstairs. There is also a large attic area which offers that always needed extra space. The AMV is quoted at €120,000.
The third property to be offered to the market is No 22 Ard Na Mara in Salthill. Part of a long established residential development, No 22 is set in a quiet cul-de-sac with no through traffic and offers easy access to the city centre, while at the same time being within close proximity of excellent recreational and leisure facilities.
Comprising approximately 1,150sq ft including an adjacent garage, this wonderful starter home is in need of some modernisation but does include PVC double glazing and oil fired central heating. The front door opens into bright entrance hall, which leads to a spacious living room which has a feature cast iron fireplace and granite hearth. A door from the living room offers access from the living area to the rear patio and garden. The lounge will more than likely become the main living area due the open access to the galley kitchen and its open fireplace. Off the kitchen, there is the garage which has a recently added wc and it is perfect for extending.
Upstairs there are three good size bedrooms and a bathroom. The rear of the property is split into two levels — a large rear paved patio for those summer afternoons and, below that, a garden area which, when cleared, will catch plenty of the morning sun. “Salthill is a great area which has always been much sought after and this property offers a chance to be part of a quiet, well established community in a secluded cul-de-sac,” said James Heaslip, who is again handling all enquiries for this attractively priced home. “As well as that, No 22 offers scope to extend with the adjacent garage and I think first time buyers along with those who are looking to downsize will surely show a lot of interest.”
The AMV of €220,000 offers exceptional value. Breda Forde of Daly solicitors, Lismoyle House, Merchants Road, Galway, will be handling the carriage of sale.
The final offering is another wonderful chance to acquire a first time buyer residence in Salthill. No 6a Devon Park is part of a one off development of two modern semidetached homes in a cul-de-sac in lower Salthill. Finished to a very high standard, this three bedroom residence is being sold to include all modern conveniences and has a large attic space. Both the kitchen and living area have tongued and grooved wood floors. The kitchen has cream fitted units with tiled surrounds and includes a Stanley solid fuel range. The bedrooms all have built-in wardrobes, wood floors, and curtains and blinds. The bathroom is fully tiled and includes a fully functional steam room. There is private parking with no through traffic. The agents have priced this property to sell, and expect there to be great interest. “For a first time buyer seeking a starter home then they will find it hard to better this property,” said director Alan Maxwell, who is also handling this sale. “It’s in turnkey condition with all mod cons, has private parking, and offers easy access to all amenities, and with AMV of €220,000 it represents excellent value.”
Open viewings for this property are every Saturday from 12 noon to 1pm. The solicitor with carriage of sale is Pat Sheehan of Sheehan & Co solicitors, Augustine House, Augustine Street, Galway.
The auctions will take place tomorrow, Friday March 25, at 3pm in the Imperial Hotel, Eyre Square, Galway. Full particulars in relation to this auction and any of the properties can be had by contacting Property Partners Maxwell Heaslip & Leonard at (091 ) 565261.
