More than €7 million of sales at O’Malley Construction’s major discount sale

O’Malley Construction, the west of Ireland’s leading house builder, recorded more than €7m of house sales when it launched its major discount sale in conjunction with agents O’Donnellan & Joyce at the weekend. The event, which was held last Saturday in the Marriott Hotel, attracted buyers from all over Galway city, particularly first time buyers who came out in their droves to secure what many regard as the finest quality new homes available on two of the best sites within Galway city.

One of the most interesting aspects of the O’Malley discount sale was the availability of finance on the day. A spokesperson from O’Malley Construction said that when they came up with the idea of a major discount sale in consultation with agents O’Donnellan & Joyce, the three major financial institutions, the EBS, AIB, and Bank of Ireland, were anxious to come on board, and they were all in attendance at the major discount event in order to organise finance, particularly for first time buyers.

As the first time buyers entered the Marriott Hotel there were details available in relation to all the houses on offer and the discounts on each home. The interested parties then spoke to the financial institutions which went through the particulars of what finance they could obtain. In addition legal advice was available from Lewis C Doyle & Co, solicitors, in relation to all aspects of purchasing a property. Buyers who were armed with all the information proceeded to the two sites and viewed the houses they wished to purchase, and then returned to the Marriott Hotel to secure their dream home.

The two new developments O’Malley Construction had on offer are located on what are regarded by many as the finest sites in the city. On the western side of Galway city, just off the Western Distributor Road, is Leargán, an elevated site that offers panoramic views of Galway Bay and the Clare hills. Located within a 10 minute drive of the city centre, with a well developed infrastructure, this development has every facility on your doorstep and is within close proximity of Salthill. The houses, which comprise substantial four bedroom residences and three bedroom semidetached and terraced houses, were all snapped up at prices of €275,000 for the large four bedroom homes, while the three bedroom homes were at €239,500.

On the eastern side of the city, Boireann Bheag is located just off the main Galway/Dublin dual carriageway, located approximately a 10 minute drive from the city centre. The development is surrounded by seven acres of amenity area which provides for playing fields, parks, and seating. Boireann Bheag offers two bedroom apartments/townhouses which started at €160,000, three bedroom houses at €239,500, and four bedroom homes at €279,500 were virtually all sold out.

Colm O’Donnellan of O’Donnellan & Joyce auctioneers said they were overwhelmed with the response and the sales on the day. “The large number of first time buyers who attended the discount sale recognised the opportunity that they were getting to acquire spacious family houses at enormous discount prices, in these sought after locations of Leargán and Boireann Bheag, where over a year or two years ago they would never have been able to afford or had the opportunity to buy,” he added.

It appears to be recognised by buyers and interested parties that within Galway city there are only limited opportunities to purchase quality new developments on prime sites such as Leargán and Boireann Bheag. This, in conjunction with O’Malley Construction’s reputation for quality homes, the exceptional discounts, and the availability of finance gave buyers tremendous confidence that they were not only securing a great home but a solid investment for their future.

It further reinforces that maybe house values have reached the bottom, as O’Donnellan & Joyce reports that it has had a significant increase in the volume of sales of secondhand homes in the last two months, where buyers are starting to realise that properties in good locations are becoming extremely difficult to obtain.
