Claregalway new homes scheme is a welcome relief for buyers

There is welcome news in the housing market in Galway with the launch of Garraí na Gaoithe, an exceptional new homes scheme of stylish and contemporary two, three and four bedroom, A-rated houses. Located in the heart of Claregalway village, Garraí na Gaoithe, is set to bring 72 new, privately owned, houses to Claregalway with the first closings expected in early 2025.

Claregalway is a vibrant village strategically located north of Galway city on the banks of the River Clare. Sitting within the commuter belt of Galway city, Claregalway is a popular place to live, not least due to the rich cultural and sporting activities available to residents but also the host of amenities available in the local area along with excellent primary and secondary schools. Claregalway provides easy access to the economic hub of Galway's industrial estates located in Parkmore. Oranmore village is just 8km away, as is access to the M6 motorway.

The site layout has been thoughtfully designed to include many walkways, two separate play areas and lots of open green spaces, ideal for young families. Phase 1 consists of 29 houses in total, with 17 of these being made available through the Affordable Purchase Scheme in association with DAMREE Developments and Galway County Council. The purchasers will enter an Affordable Dwelling Purchase Arrangement with Galway County Council. The scheme is one of the new Government incentive schemes aimed at promoting home ownership by helping to bridge the gap between the mortgage a household qualifies for and the price of the house. Liam Conneally, chief executive of Galway County Council commented: “Garraí na Gaoithe is in the Galway Metropolitan Area Strategic Plan (MASP ) area and is situated within a 10km commute of Galway city. Due to the development’s proximity to local services and schools, we are expecting significant interest in the homes that will be welcoming their new owners in January.”

The remaining 12 houses in Phase 1 will be available to buyers who may not qualify or do not wish to avail of the Affordable Purchase Scheme. Purchasers of these houses may wish to avail of other Government incentive schemes, including the Help to Buy scheme and the First Home Scheme (www.firsthomescheme.ie ).
