On Thursday December 8 DNG Martin O’Connor Land Sales achieved record breaking results for its clients on three properties offered for sale on the day.
First up was an area of commonage land in Oughterard, located on the outskirts Oughterard village, which amounts to a total area of 420.76 acres (170.28 Ha ) with an undivided 1/6th share for sale amounting to c70.12 acres (23.38 Ha ). These lands are part of a south facing hill offering good hill grazing. The land, with an AMV of €75,000, sold at €90,000 to a local couple who are delighted with their purchase as it will help expand their sheep enterprise on an outstanding hill.
The other lands on offer were located at Maam, in the heart of Maam Valley close to Keane’s bar and local amenities. The first of these two properties was for a field of c2.89 acres which has road frontage and extends to the Knockbrack River which flows into Lough Corrib nearby. The land, fully enclosed by stone walls and fencing, was maintained in very good order with it being used as meadow. The land with exceptional views attracted good pre-auction interest; however on the day this increased substantially. Following a total of 56 bids the land, with an AMV of €20,000, sold for €74,000.
The second of the Maam lots was a holding of 26.42 acres (10.69 Ha ) which again attracted significant interest with a total of 38 bids which led to this property, with an AMV of €40,000, eventually selling at €77,000. Interest in this plot came from all over the country.
The level of demand for land remains strong for quality holdings with all types of prospective buyers, from some looking for small plots of up to five acres to others looking for 100 acres plus, and with many seeing land as a safe investment choice. DNG Martin O'Connor has seen a significant interest in land that is suited to hardwood plantations, mainly due to the excellent grants coming on stream.
