Sherry FitzGerald reports successful new homes launch

The latest new homes development to come to the market in Galway city was launched last weekend by Sherry FitzGerald with 23 homes being released to the market in Sli na Craoibhe, Knocknacarra.

Sli na Craoibhe is the latest development from Red Fox Residential, a west of Ireland based development company headed by Mike MacDonagh, and the company enjoyed a hugely successful launch from its showhouse when all 23 homes were reserved.

Sli na Craoibhe is situated on Clybaun Road in Knocknacarra, at the intersection with Rahoon Road, and in an established suburban area in the west side of Galway city, approximately 5km from the city centre and close to the University of Galway, University Hospital Galway, and Salthill Promenade.

Positioned on a beautiful, elevated site, the initial phases of development consist of 48 homes, comprising 30 semidetached and 18 terraced houses, and will provide much needed homes to the undersupplied Galway market.

The main contractor on the development, Kelmin, is well advanced on site and a number of purchasers will be in their homes towards the end of this year with the balance due for completion next year.

Sli na Craoibhe was designed by highly regarded architects O’Neill O’Malley, who carefully designed and planned all facets of the development, resulting in externally attractive homes with practical and appealing internal layouts.

The properties released comprise modern, spacious, homes with the three bed terraced homes extending from 108.7sq m to 116.6sq m, three bed semidetached homes from 112.1sq m to 116.6sq m, and four bed semidetached from 130sq m to 136sq m. Prices started from €390,000.

The houses were all of concrete block construction with the added benefit of hollowcore at first floor level providing greater soundproofing. The homes have an A2 BER with the associated benefit of high efficiency and low running costs. Heating is by an air to water heat pump system with underfloor heating at both ground and first floor levels. A stylish, modern, fitted kitchen is provided in each home along with fitted wardrobes in selected bedrooms. The bathrooms and en suites are finished with modern tiling and quality sanitary ware. There is ample public open amenity space on the site, with a quality children's playground also installed.

Galway based interior designer Eadaoin Holden of Holden Interiors was engaged to design and fit out the showhouse with the task of presenting high quality finishes at an affordable price point, with great feedback received from all parties who viewed over the weekend.
