Sizzling day of sales at O’Donnellan & Joyce summer auction

On Friday last, July 8, auctioneer Colm O’Donnellan welcomed people into the auction room in the Harbour Hotel Galway, and online on the O’Donnellan & Joyce company website and social media platforms where it was broadcast live by Brandt Studios.

There was a superb mix of residential, commercial, and land up for grabs on the day. It was a day of frantic bidding across many lots and the number of strong sales demonstrated that demand remains high for properties in the west. Many properties performed exceptionally well at the auction, exceeding well over their reserve prices. The company continued its high success rate at the fourth of seven auctions of 2022, with close to €3 million in sales revenue between sales during the auction and some post auction sales, with many of the remaining lots now under offer.

Commencing at 12 noon last Friday, bidders viewed the auction in person at the Harbour Hotel Galway and from the comfort of their own homes while bidding by telephone, proxy, and internet, as well as in the hotel. Some of the successful Galway sales on the day include the following.

Lot 1 – No 80 Forster Court, Forster Street, Galway

No 80 Forster Court was a four bedroom semidetached residence located in Galway city centre close to all amenities the city has to offer. Although the property is in good condition throughout, it could benefit from some cosmetic upgrading. Nonetheless, this did not put off prospective buyers and, after close to 30 bids, the lot which commenced at the AMV price of €370,000 quickly rose in increments of €5,000 to the final sale price of €515,000.

Lot 2 – Unit 6, Royal Rock Estate 1, Ballybane Industrial Estate, Ballybane, Galway

This mid-terrace industrial unit located at Royal Rock in the Ballybane Industrial Estate on the east side of Galway city comprised a ground floor warehouse and first floor office space and large store. This lot attracted huge interest before the auction and the bidding, which opened at €150,000, finished at €230,000 to the very happy purchaser.

Lot 3 – office at Railway View House, Hulk Street, Clifden, Co Galway

Lot 3 of the day was situated in Hulk Street in Clifden and comprised a self-contained office unit on the ground floor with tenants in-situ. This property was located off the main thoroughfare of Clifden. Bidding on this lot commenced at the AMV of €100,000 and quickly concluded at a sale price of €150,000 after fast and intense bidding from interested bidders both via telephone and in the room.

Lot 4 – Apartment 2, Railway View House, Hulk Street, Clifden, Co Galway

This two bedroom, first floor apartment in Clifden town centre, located just off the main Westport to Galway road (N59 ), was being sold fully furnished and with tenants in-situ. The apartment would be an excellent investment property. Bidding on this lot concluded at €85,000.

Lot 8 - No 6 New Avenue, Rahoon Road, Galway

No 6 New Avenue was a mid-terrace three bedroom house presented in excellent condition as the current owners have painstakingly modernised it. The property has many of the original features of this 1930s house including high ceilings, original interior doors, and dado and picture rails.

No 6 New Avenue presented an excellent opportunity to acquire a home in one of Galway's most popular locations, and the property sold post auction.

Lot 9 – Creggaun, Caltra, Ballinasloe, Co Galway

This was an opportunity to purchase a superb renovation project. The property sits on a site measuring approximately 0.5 acre, with ample space to the front, side, and rear in a quiet, rural, location approximately 1km from the village of Castleblakney and within 4km of the village of Caltra. This property was the perfect opportunity for a DIY enthusiast. The bidding on this lot concluded at €170,000, which was €40,000 over its reserve price, and it is sure to be a spectacular home once renovations are complete.

Lot 10 – No 81 Renville Village, Oranmore, Galway

No 81 Renville Village was a detached residence located within the popular Renville Village development on the edge of the internationally acclaimed Galway Bay Golf & Country Club. This spacious residence was maintained in good condition throughout. The lot sold for €260,000, which was €25,000 over its reserve price.

Lot 15 – 5 Millbrook, Miltown, Co Galway

This three bedroom apartment attracted many prospective buyers. This property was situated within the Millbrook estate in the centre of Milltown village. The property was in excellent condition and the perfect starter home or investment property. With that in mind, many bidders pitched for the property, with bidding opening at the AMV of €90,000. After a quick stint of fast paced bidding between two interested parties in increments of €1,000, the sale concluded at €114,000.

This was the fourth of seven auctions of 2022. The company's next auction is taking place on Friday, September 16, in the Harbour Hotel Galway and promises to be an exciting one with a wide range of properties going for auction in Galway and across the country.
