Final phase of O’Malley-built Cúirt Bhoirne now available

Renowned developer begins construction on Maolchnoc, Ballymoneen Road

Established for more than 50 years, Galway based developer O’Malley Construction is now releasing the final phase of its development at Cúirt Bhoirne, Roscam.

This final phase will include 24 detached and semidetached A-rated homes of various sizes and layouts, situated on an elevated site commanding spectacular views over Galway Bay. The first phase of this development was launched for sale in autumn 2021 and was fully sold out within weeks of launching. Many of these units are now occupied by home owners.

All houses come with features that will provide more comfortable and energy efficient homes.

Externally, houses have been architecturally designed with a brick front elevation in combination with natural granite window sills and heads. This along with the stone dash to side and rear will ensure very little maintenance and an attractive appearance using natural materials.

Internally, the layouts are focused on providing bright, usable, living spaces with generous storage and comfortable surroundings. Each home comes with a main bathroom and separate en suite off the main bedroom. Modern kitchen designs and options to personalise the tiling, fitted wardrobes, and fire surround are available to each purchaser.

The new standard of construction will include concrete floors and stairs which gives greater sound proofing and fire resistance. Underfloor heating is also being provided on the ground floor which will complement the main heat pump system and ensure a BER of A2 for each house. This is achieved through additional insulation, airtightness, ventilation controls, and a highly efficient heating system providing 24/7 hot water and advanced user controls.

The location and elevation of Cúirt Bhoirne provides spectacular views over Galway Bay, Oranmore Castle, and the Burren. The scheme layout will provide viewing locations and play areas to take advantage of this unique setting. Roscam, just 6km from Galway city and near GMIT and three hospitals, is well served by high frequency bus routes, access to the motorway network, and the local rail station in Oranmore. Accessed through Boireann Bheag and adjoining the Roscam nine-acre parkland with play areas, tennis courts, walks, etc, Cúirt Bhoirne comprises just 64 units in total.

Cúirt Bhoirne is registered with the Help to Buy (HTB ) scheme and first time buyers may currently avail of up to €30,000 in tax refund, if they qualify.

A beautifully appointed showhouse in Cúirt Bhoirne is open for viewing by appointment only.

O’Malley Construction has recently completed the purchase of a 23-acre site located on the Ballymoneen Road. Maolchnoc, the approved name of its latest development, will compromise 242 units on a 15-acre portion of the lands and the company has now started construction on the first phase of houses. Part of the 23-acre site is also reserved for the proposed N6 Galway bypass route, recently given approval by An Bord Pleanála. O’Malley's will be launching phase 1 of Maolchnoc later in the year and interested parties can register their interest in the first phase of 30 units. The overall development will include one, two, three, and four bedroom houses, apartments, and duplex units.
