Galway developer O’Malley Construction has recently completed the purchase of a 23-acre site located on the Ballymoneen Road.
In October 2019, An Bord Pleanála granted permission for 242 units on a 15-acre portion of the lands, and the company has now started construction on the first phase of houses.
Part of the site is also reserved for the proposed N6 Galway by-pass route, recently given approval by An Bord Pleanála.
O’Malley Construction has also submitted a planning application for a separate 58 unit development on the remaining portion of the site. This new development will include three and four bedroom houses in terraced and semi-detached designs.
There will also be a mix of one, two and three bedroomed apartments and duplex units that will suit a range of buyers, along with a crèche, two retail units and a community centre.
The scheme was designed by architects McCrossan O’Rourke Manning, along with well-known local engineering firm Tobin Consulting. Landscaping design is by Cunnane Stratton Reynolds and M&E Consultants is CBS Engineering. MKO Consulting also co-ordinated the planning process and applications.
O’Malley Construction has built many developments in Galway and Dublin over the past 50 years and has recently completed residential schemes in Galway such as Réileán, Tuairín and Cúirt Bhoirne, which are all located at Roscam, on the east side of Galway city. The Cúirt Bhoirne project is currently under construction. The company has also just finished a large residential development at “Ardilea Crescent” in Clonskeagh, South Dublin. This included 27 houses and 75 apartments.
The name approved for this new development is “Maolchnoc” meaning round topped uill, as the site is located on an elevated site on the upper Ballymoneen Road at the top of Ballyburke townlands. The location is within five kilometres of the city centre.
One of O’Malley Construction’s hallmarks is the treatment of communal and open spaces, and this new development will boasts aeas of open landscaping with playgrounds and amenities.
“Maolchnoc” is adjacent to residential amenity lands which includes the restoration of a greenway that will help link various local housing estates and roads for cyclists and pedestrians.
The area is well served by a number of schools, public transport and local shopping centres along the Western Distributor Road, which will suit buyers looking for a family or starter home. Salthill Promenade, Rusheen Bay, Barna Woods, Silver Strand beach and Barna Village itself are also easily accessible.
O’Malley Construction and its team of management, sub-contractors, professionals, local trades and suppliers will be used to construct the development over a number of phases.
