First phase of new A-rated homes now available in Roscam

O’Malley Construction is now releasing the first phase of new three, four, and five bedroom A-rated homes at its newest development, Cuírt Bhoirne, which is situated at Roscam, on an elevated site commanding spectacular views over Galway Bay.

Phase 1 includes 29 detached, semidetached, and terraced houses of various sizes and layouts, with prices starting from €345,000 and rising to €520,000 for a large five bedroom house.

The houses will include many new building features which will provide more comfortable and energy efficient homes. The new standards of construction will include concrete floors and stairs which gives greater soundproofing and fire resistance. Underfloor heating is also being provided on the ground floor which will complement the main heat pump system and achieve a BER rating of A2 for each house. This is achieved through additional insulation, airtightness, ventilation controls, and a highly efficient heating system providing 24/7 hot water and advanced user controls.

Externally, the houses have been architecturally designed to use a brick front elevation in combination with natural granite window sills and heads. This, along with the stone dash to side and rear, will ensure very little maintenance and an attractive appearance using natural materials.

Cúirt Bhoirne provides spectacular views over Galway Bay, Oranmore Castle, and the Burren. The scheme layout will provide viewing locations and play areas to take advantage of this unique setting. Roscam is just over 6km from Galway city and close to GMIT and three hospitals and is well served by high frequency bus routes, access to the motorway network, and the local train station in Oranmore.
