O’Donnellan & Joyce launches Rhatigan new homes residential development in Moycullen

Approximately 200 people passed through the doors of the showhouse at the new Tigh an Ghabhann development, located just off Church Road in Moycullen.

Constructed by premier builder Rhatigan Homes, a division of JJ Rhatigan Building Contractors, this luxury development boasts nine A rated homes in a secluded woodland close to the centre of Moycullen village.

A mixture of detached and semidetached homes are in the final phase of construction and range in size from 158sq m (1,700sq ft ) to 202sq m (2,175sq ft ). The showhouse, a four bed semi, boasts space and style throughout. The development will include one four bedroom detached home on a large corner site, one large five bedroom semidetached home, and seven four bedroom semidetached homes.

Selling agent Niall Browne said he was delighted with the level of interest at the launch and looks forwards to seeing a number of couples and young families moving in early in the New Year. He also noted that this scheme is eligible for the Help to Buy Scheme, and all first time buyers are encouraged to apply for the Government grant.

There was a constant flow of interested parties making their way through the door from 12 noon to 2pm last Sunday. The showhouse will be open again at the same time this weekend. Many viewers took some time out of the property viewing to enjoy a cupcake or a piece of fruit in the kitchen beneath the large Velux windows which illuminate this modern and stylish home. A number of viewers commented on the warmth and comfort of the new build despite both front and back doors remaining wide open for the duration of the viewing. Heating is provided by an air to water heat pump and distributed through an underfloor heating system on the ground floor and radiators on the first and second floor. A heat recovery system and mechanical ventilation ensure that no heat is wasted, while heat is retained within the home thanks to the high-performance PVC double glazed windows and high levels of insulation in walls, floors, and the ceilings. All homes are fitted with a connection point for an electric car and driveways will be paved with parking for two cars.

Internally, all homes will be finished to the highest standards with luxury fixtures and fittings throughout. Internal finishes include chrome ironmongery, contemporary skirting and architraves. The staircase boasts solid wood handrails and generous floor to ceiling heights. Bathrooms will include luxury tiling, wet room style shower trays, and high quality sanitaryware. The kitchen offers a spacious and ergonomic layout with quality fitted kitchens supplied to each house. Two large Velux windows along with the French doors and adjoining window overlooking the private rear garden flood light into the living space. There are integrated appliances and ample storage spaces lit by hidden LED light, while the island unit is lit by retro style hanging lamps.

Upstairs, each bedroom is large and regular in shape and offers ample storage space. The landing is well lit thanks to the floor to ceiling windows, and a spacious storage closet is also on offer in these well thought out homes.

Tigh an Ghabhann is located just 10km from Galway city and benefits from all of the shops, schools, leisure and dining facilities, and sports and wellbeing centres that Moycullen has to offer. As the development is just a short stroll from the village centre, these homes offer all the services and amenities you could require for modern family living.

Prices start from €365,000. Niall Browne of O’Donnellan & Joyce New Homes will open the showhouse once again this Sunday November 17 from 12 noon to 2pm.
