One of the most prime, greenfield sites in Athlone has gone on the market this week with a guide price of €1.2m.
The former front pitch of Buccaneers Rugby Club on the Ballymahon Road has been surveyed at just over 5.5 acres (2.25Ha ) and comes with full planning permission for development as a neighbourhood centre.
The planning permission, though still valid, will have to be re-negotiated in 2014, and allows for 14 shops, 4,000 square metres of office space, a small clinic, 26 townhouses, and 18 apartments.
A spokesperson for the selling agent Lisney believes the site “will be of interest to owner-occupiers in the grocery and food business as well as investors seeking a large plot with medium term potential to build a very substantial mixed-use scheme”.
The rectangular site has nearly 300m road frontage on the Ballymahon Road, is less than half a kilometre from the motorway, and just 1km from the town centre.
Lisney has set February 28 as the final date for submissions of offers and written expressions of interest.
