There was a packed auction room in the Victoria Hotel when O’Donnellan & Joyce placed four properties up for sale by public auction last Friday. There was a substantial number of buyers along with people who attended out of curiosity, and there was a sense of amazement at the intense bidding for some of the properties and the tremendous value that was obtained on others.
Four houses were put under the hammer but the highlight of the afternoon was No 13 Ocean Wave, Salthill. This home was described as the perfect home in the perfect location by the auctioneers, who said you could go for a walk on the Promenade, have a swim before your breakfast, buy the papers on your way home from the multitude of shops in Salthill village, and then walk into the city centre. The house is the perfect home in mint condition with four large bedrooms and an extension to the kitchen which opens out onto a south facing rear garden.
Bidding opened at €400,000 and there was intense bidding from four individuals. When it reached €460,000 auctioneer Colm O’Donnellan consulted with the sellers and the property was officially placed on the market having reached the reserve price. Two individuals were coaxed along by the auctioneer in bids of initially €5,000, and then reduced to increments of €2,000, until eventually the final bid came in of €512,000. Solicitor Peter Allen of McDermott & Allen, who was bidding on behalf of a client, received a huge applause when the auctioneer’s hammer finally came down.
The second property, located at Casey’s Cross in Oranmore, was a 2,000sq ft detached home standing on a 0.75 acre site, four miles from Oranmore village. The property was in need of some modernisation. Bidding commenced at €150,000 and, with two individuals bidding intensely up to €159,000, the auctioneer consulted with the executors and a decision was made to put the property on the market, with no further bids the house was sold at €159,000. The solicitor for the executors was Geraldine Costello, Costello & Associates, Oranmore Business Park, Oranmore.
Two other properties were also up for auction on the day. A detached house in Maunsells Road, Taylor’s Hill, received intense bidding up to €415,000, while a detached house at Lenaboy Park, Salthill, up to €320,000. Both properties were just shy of the reserve price on the day and are currently under active negotiation.
The total number of houses put up for auction by O’Donnellan & Joyce this year is 36, and 80 per cent of these have been sold under the hammer, the highest in the country for any auctioneering company.
